11th December – Job nearly done!

Decoration is almost complete and carpets laid. Just some after work debris to clear up and getting tenants in.

With its modern colour scheme of light coloured walls and white woodwork, finished off with smart carpeting, the house is now really looking like a home. Well done to the building on this job.

No wonder tenants are already being lined up. This is an ideal home: not too big; decent area; and now nicely refurbished. And for the investor – a no hassle bargain property!

3rd December – job well under way

Just a few days into the job and things are looking a lot smarter. The basement walls are being scraped and repainted. The bedrooms repainted and underlay for the carpets laid. The new beige carpet really makes the rooms inviting.

For the kitchen - a range of small jobs like replacing lights and painting it up are turning it into a smart looking place.

The problem of water damage next to the fireplace downstairs is being tackled, with new boards being put up.

The property just had tenants moved out and there was a leak next to the fireplace, plumbing issues, cosmetic works including replacement of carpeting, updating the furnace etc.

Pre-Refurb

This property wasn’t in a bad state when purchased; not bad at all. The previous owners had clearly put some effort into the place. You can see that by the custom built kitchen and good decor.

With the floor coverings out and the gardens overgrown during the bank’s holding period, the property is looking a bit sad. There’s also a list of small problems, typical of such properties; leak next to fireplace, problems with the furnace and some other minor works.

Probably the worst issue is the leak to left of the fireplace. The water has damaged the plaster boarding, which will need replacing.

This being an urgent job, the team will work at full speed.

The property was repainted throughout to freshen it up, including the wooden trimmings and shutters on the exterior.

In the bathroom the tub was re-sealed and re-glazed and new flooring put down.

The majority of the lighting was replaced in the property as was the carpetting. New laminate was added to the entrance area.

All in all, a great job done and this property will be tenanted very shortly.

This Atlanta property had been empty for about a year before we took it on and was in need of some TLC. The property was musty throughout with dirty carpets, a dated kitchen and plenty of peeling paint. Nothing was majorly wrong with this property in Atlanta but it had been neglected and needed restoring to bring it back to its former glory.

With a lovely wooded back yard, covered front porch this attractive brick ranch has plenty of potential which the thorough refurb has brought out. Finished photos to be published next.

The final job left to complete are the porch stairs which are being worked on now. After that, new tenants will be moving in very shortly!

We’re already reviewing rental applications for this Detroit property and it’s no surprise our rental agent has been flooded with calls about it as it’s a beautiful home.

The awful old flooring has been replaced with smart new tiles. This is complimented by the fitting of a new WC and redoing of the old wall tiles.

The bath has been reglazed and it’s amazing the difference this process makes. The bath looks like new.

Next week, a new vanity unit will replace the rather seedy old one. And the finishing touches will be made to the bathroom, making much more attractive to tenants and future buyers.

So, in short, we’re nearly there with this property. It’s a far better place now and we are pretty pleased with what’s been done. Not that we’re too effusive with the compliments to the work crew…don’t want them getting complacent lol.
